As of 4th April 2022, landlords must register their tenancies with the Residential Tenancies Board (RTB) every year. This must be completed within one month of the tenancy commencing or it’s anniversary. The aim is to effectively regulate the rental sector.

How do I register?

Landlords can create an account through the online tenancy registration system,  http://www.rtb.ie/portal.  Each year a landlord will then be required to register their tenancy details and provide information regarding their rental property and tenants. Once registered, RTB will notify the landlord of their upcoming renewal date each year and of their requirement to register on time to avoid any late fees.

To assist landlords, there will be a transition period in effect for 4 months to register tenancies with renewal anniversaries between 4th April and 3rd July 2022. Therefore, no late fees will apply in this period.

How much will it cost?

To register a tenancy, the cost is €40 per year for private rentals, cost rentals and Student Accommodation. For tenancies, through Approved Bodies, the fee is €20.

What if I am late to register?

Landlords who don’t register annually will incur late fees of €10 for each month passed for private rentals. And €5 for tenancies through Approved Bodies. There are also fines of up to €4,000 for non-payment of fines.
